Why should I consider a manufactured home?
If you are looking to get the most out of your housing dollar, consider a manufactured home. Depending on the region of the country, construction costs per square foot for a new manufactured home average anywhere from 10 to 35 percent less than a comparable site-built home, excluding the cost of the land. What are the differences between a manufactured home and a modular home?
The standard or construction code that the home is constructed and certified under. A modular home is constructed to a state construction code here in New Mexico and regulated by the Construction Industries Division (CID). In other states, a modular home is constructed to that area’s state or local construction code. A manufactured home certified under the national Manufactured Housing Construction and Safety Standards is so strictly regulated both in design and construction, that the home's federal certification supersedes every state and local home construction code throughout the entire United States. A manufactured home can be shipped to any state in the United States. A modular home can only be sited within the area of New Mexico that approved the home.
How will I know what to order?
Your retailer’s professional home consultants are a vast resource of information about options available both in construction and interior amenities. They will help you to decide on floor plans (or help you to custom design a plan) and the various options and added features that are available.
How long will it take to get my home?
Construction schedules vary by type of home and location. Generally, a home placed in a manufactured home community may take as little as 30 days. A custom-designed manufactured home placed on private property may require 90-120 days from excavation to move-in. Your consultant will give you an estimated schedule once your home and location have been selected, and financing has been approved.
Where can I go to look at what is available in a manufactured home?
All of our retail sales companies that develop with manufactured homes are listed on our website as well as all of our member manufacturers. You can view several different manufacturers products on their websites, find a dealer in your area that handles that particular brand, and go see display units at the retailer's offices. Some manufacturers will even allow you to take a free tour of the factory. A plant tour is interesting, educational and enjoyable. After all, your new home is one of the largest investments your will ever make. Doesn't it make sense to get the highest value for your home buying dollar?
What warranty coverage is offered on the home, its transportation, and installation?
Most manufacturers now offer warranties to guarantee the quality, workmanship, and major heating and cooling systems of the home for a specified time, usually ranging from one to five years. This warranty also tells the homebuyer what to do if a problem arises. Makers of the appliances provided in the homes also provide either "full" or "limited" warranties.
There are major differences among warranties and these warranties should be provided to you in writing. For example, manufacturer warranties usually do not cover installation and transportation of the home, but you may be able to get this coverage through your retailer or contractor. Be sure to check coverage before you buy.
Furthermore, even if your home and some of its appliances do not have a written warranty, the buyer does have implied warranties under state laws which require a new home and new appliances to work normally and perform properly.
